Is any part of the block used for business purposes? No part of the communal areas. Whether individual flats are so used we cannot say.
What arrangements are in place in relation to parking at the property? Each flat has its own parking space, clearly identified in the individual leases. Further, there is a diagram showing all allocated parking spaces published on the notice board in the reception area.

Under the terms of the lease is the landlord’s consent required for any sale? No, consent is not required, however a Deed of Covenant is required to be completed (where consent is provided under Clause Two). Please see below section “Deed of Covenant.”

Insurance Insurance documentation can be found under ‘Insurance and Guarantees’. There is no stipulation in the lease that insurance must be placed through a particular agent or with particular insurers.
Service Charge Service charge statements can be found here. Service charge demands are being sent out in two installments each year, due on January 1 and July 1.

Fire Safety Report As we are a company with fewer than 5 employees we are not required to keep a written record of our Fire Safety Assessments. As such, Fire Safety Assessments are not available to be provided. See Regulatory Reform (Fire Safety) Order 2005 section 11(2).
Conveyancing The Deed of Covenant, signed by the new owner, should be sent to Guillaumes, details above.

Please note, if you wish to have an original signed document returned to you, in particular to satisfy requirements at the Land Registry in providing our consent to a sale, please provide TWO signed originals of the Deed of Covenant. We always retain an original for our records. Please use the template provided. Deed of Covenants which are not in the prescribed format and properly filled out in all respects will be rejected. Please note that any Deed using an employee or director of the company as a witness will be rejected.

The deeds, together with the Notice of Transfer, should be sent to Julie Bush at Guillaumes, who will then issue the Land Registry Certificate.

Before consent to transfer can be provided by the Deed of Covenant, it is a requirement that we receive either from the buyer’s solicitor or the buyer themselves an email to georgeleybournehouse@gmail.com containing contact information for the new purchaser including email, mobile or other contact number, and postal address. If the purchaser is not to be resident in George Leybourne House full-time, please provide their main correspondence address.

What is the fee for Registration of Notices of Assignment and charge? This is levied by our solicitor.

Share certificates

The Seller’s share certificates need to be sent to the Company Secretary of Entryway Limited, who will then issue replacement certificates in the Buyer’s name.

An extra charge of £50 is levied where an old share certificate has been lost.

Will the Management Company complete the LPE1 form? No, this is not a mandatory form and as a voluntary management committee we do not complete such forms. The information required for completion of this form by your solicitor is available on our website. Whether any service charges are owed against a particular flat can be established by emailing georgeleybournehouse@gmail.com.
